Most MLS's now share their listing information with the public. Paraphrased, condensed versions of MLS listings now appear on websites such as Realtor.com, who get their information directly from the MLS system.
 
Additionally, real estate agencies who belong to the local MLS system, can now choose to display these paraphrased MLS listings on their own company websitesThe listings that you see on these public websites are shortened versions of actual MLS listings, and not the full version that Realtors® use, nevertheless they are heavily searched by the public.
 
Additionally, most MLS's put certain restrictions on the information that Realtor.com and other public internet sites can show, such as owner contact information, addresses of the property and other private information.  So, don't expect to see each and every field as the real MLS listing, but there is enough information to make people want to know more.  That's how leads are developed.
 
It is important to note that the information you see on Realtor.com and other public internet sites is not updated instantaneously, as the actual MLS system is.  It may actually take many days for the MLS to transfer information to Realtor.com and other sites, but Realtors® can see it immediately.
