MLS Listing and Internet Sites

As you may know the MLS is not the same thing as any public internet site such as Google Base, Yahoo Real Estate or Realtor.com. The MLS, or Multiple Listing Service, is an extensive database of homes for sale listed by Realtors® and is used only by Realtors®. Your local MLS is made up of Realtor® members who agree to share their listings with one another in the hopes of procuring ready, willing and able buyers for their properties more quickly than they could on their own.  

Most MLS's now share their listing information with the public. Paraphrased, condensed versions of MLS listings now appear on websites such as Google Base and Yahoo Real Estate, who get their information directly from the MLS system. Additionally, licensed real estate agencies, who belong to the local MLS system, can now choose to display these paraphrased MLS listings on their own company websites. The listings that you see on these public websites are shortened versions of actual MLS listings, and not the full version that Realtors® use, nevertheless they are heavily searched by the public.

Keep in mind that most MLS's puts certain restrictions on the information that Realtor.com and other public internet sites can show, such as owner contact information, addresses of the property and other private information. It is designed to show enough information to make people want to know more about the property. This is how leads are developed for Realtors®. Any leads we receive from any public internet site is forwarded directly to you via email. 

It is also important to note that the information you see on public internet sites is not updated instantaneously, as the actual MLS system is. It may take many days for the MLS to transfer information to the public internet sites, but Realtors® can view it immediately. Google Base, Yahoo Real Estate and other public internet sites are very powerful tools for any home seller.  Now buyers from all over the world can view your home for sale and make appointments for showings.
