Quick Overview

 

1. What is the MLS system?  The MLS, or Multiple Listing Service, is an extensive database of homes for sale listed by Realtors® belonging to the system.  It is a system that is available only to Realtors® who are members of that MLS.

 

2. Will my property go into the same MLS to which all area Realtors® belong?  Yes. All participating MLS Realtors® belong to their local association of Realtors®.  We will place you in the proper MLS for your area.

 

3. Is the MLS the best way to sell my home? Actually, it's about the only way.  Statistically, an overwhelming majority of homes in our area are sold through the MLS due to the large network of Realtors® working with home buyers.

 

4. Will Realtors® show and sell my home even though I went flat rate instead of paying a high listing commission?  Yes. There is no way to tell how much you paid to get in the MLS system. Regardless of whom you listed with or what you paid, your listing will look no different from any other listing in form and style.

 

5. Will Realtors® show and sell my home if I am not listed with their company?  Yes.  The very purpose of MLS is for Realtors® to sell each other's listings.

 

6. Will Realtors® call you or me? You. Realtor® custom is to call before showing your home. All offers will be presented directly to you.

 

7. With your plan I understand that I am saving commission on the "listing" side of things by going with the flat rate, but do I still have to pay a "selling agent?" Yes. Any Realtor® bringing a ready, willing, & able buyer with a satisfactory contract will be due a small "selling" commission of your choice.  You may offer anything you wish.

 

8. If I find my own buyer, will I still have to pay a selling commission?  No. If you obtain the buyer with no agent being the procuring source, there is no commission due to anyone.

 

9. Are you representing me?  No. We are simply listing your home in the MLS so all Realtors® have the opportunity to sell it.  Any Realtor® bringing a buyer's offer can assist you.  If you wish additional help with any offer, a real estate attorney or title company can give you assistance.

 

10. How long should I expect to be on the market? Your home should sell quickly if it is priced right, is in a good location and shows well. Our listings will create the drama and excitement necessary to draw maximum attention to your home.

 

 

11. What is included with my listing?  Up to a 6 month listing period (you can shorten or lengthen it as you wish), the listing text, an exterior home color photo, and a paraphrased version of your MLS listing on Realtor.com® and other internet sites as provided by your local MLS.  A Realtor® lockbox, yard signs and other marketing materials are also available as options.

 

12. Should I have a lockbox? Lockboxes are highly recommended. A lockbox is a universal metal container for your house key that is hung on the front door and can only be opened by a special key carried by licensed real estate sales agents. It provides access when the owner is away, thus assuring full exposure to prospective buyers.

 

13. Once you receive my paperwork, how long will it take to list my home in the MLS?  Depending on the time of day, listings are usually put into the MLS system the same business day everything is received.

 

14. What is the total cost of my listing?   We are a menu-based company and charge only for services as needed.  The cost to list your home in the MLS system is $195.00. There is no listing commission.  When your home sells a standard $175.00 Sales Transaction fee is charged to cover our time and expense for state required services.  This fee is paid at settlement.  If you choose marketing materials such as signs and lockboxes, those fees will apply.  Other fees such as returned lost/damaged materials, returned check, and late fees on overdue balances may also apply.  Here is a general price list.

 

15. Bottom line…is this successful?  Extremely. Maximum exposure to Realtors and their buyers is immediate. You will save thousands of dollars because of no listing commission.

 

16. What is the listing procedure?  After giving us basic information about your house and receiving required paperwork, we will create the MLS listing for you and send you a confirmation with a link to your own private web page of information and forms. 

 

17. How do I get started?  Simply click here and list in minutes!   

 

Listing periods are in 6 month increments. You may shorten or lengthen as you wish. Additional 6 month periods available for $75.00.  Photography and other services such as internet services are provided by the MLS and other third party vendors, therefore schedules and services are approximate and subject to availability and change without notice.
