What is the MLS?

The MLS, or Multiple Listing Service, is an extensive database of homes for sale listed by Realtors®. It is made up of Broker members who agree to share their listing agreements with one another in the hopes of procuring ready, willing and able buyers for their properties more quickly than they could on their own. It is a system that is available only to Realtors® who are members of that MLS.

There are actually several hundred MLS databases throughout the United States, but there is usually only one per local area. Many of the MLS's now share most of their listing information with public internet sites such as Realtor.com, which leads many people to believe they are viewing the actual MLS. However, the information on these public sites can be old and outdated and some Realtors may choose to withhold their listings from the public websites.

This is why Realtors use only the MLS when searching for homes for sale for their buyers. This results in many homes selling within hours of being listed in the MLS. Real Estate agents have the ability to store their buyer’s criteria in the MLS system and can quickly pull up new listings to show. By listing your home in your local MLS system, you will be opening the door to thousands of Realtors® and their buyers.
